Hokkaido · Ski · Where to Stay
Niseko is one mountain, Niseko Annupuri, with four ski areas on its slopes and the JR stations of Kutchan and Niseko below. Where you sleep decides how you reach the lifts each morning, how far you are from dinner, and which airport bus you can book. This guide compares five bases, Grand Hirafu, Hanazono, Niseko Village, Annupuri and Kutchan town, plus the Niseko Konbu Onsen hot-spring area, for the 2026–27 season, then nine hotels across them, using only what each hotel or resort operator states on its own website.

How the hotels were chosen
Each hotel had to publish the facts used here on its own website or its resort operator’s, sit in one of the five bases or in Niseko Konbu Onsen, and add a different trip type, from a ski-in ski-out condo to a pod in town. Ski-in ski-out and hot springs appear only where the hotel says so. No room prices are given, because rates change by date. All checks were made on 20 October 2026.
Five bases plus Konbu Onsen at a glance
Grand Hirafu, Hanazono and Kutchan are in Kutchan town, and Niseko Village and Annupuri are in Niseko town. Niseko Grand Hotel gives its address in Niseko town. The four ski areas are sold together as the Niseko United All Mountain Pass and connected by the Niseko United shuttle bus.
| Area | Suits | Lift access / getting around |
|---|---|---|
| Grand Hirafu | First trip, restaurants and bars | Most lifts and courses; night skiing daily in high season |
| Hanazono | Hotels inside the ski area | Hotels in the resort; Nikko Style gives 20–30 min from the Hirafu Welcome Center by taxi |
| Niseko Village | Families, one complex | Hilton next to the Niseko Gondola; scheduled to close 4 Apr 2027, earliest |
| Annupuri | Beginners, onsen-first trips | Easy and intermediate slopes; scheduled to stay open to 5 May 2027 |
| Kutchan town | Train arrivals, pod-style rooms | Town centre; bus or taxi, hotel shuttle only if confirmed for your dates (Ki: 15 min by taxi to Ki Niseko in Hirafu) |
| Niseko Konbu Onsen | Onsen-first trips | Niseko Grand Hotel advertises a ski-season shuttle for staying guests, by reservation; 2026–27 times not yet published |
Grand Hirafu: the largest ski area, with the village at its foot

Grand Hirafu’s operator, Tokyu, describes it as the largest in the Niseko area by number of lifts and courses: two gondolas, seven lifts and 22 courses this season. The village sits at the foot of the slopes, with cafés, bars and izakaya, and night skiing runs daily in high season. Its season page calls opening to mid-December relatively quiet.
The three hotels below all state ski-in ski-out access. Elsewhere in the village, Niseko Tourism, the area’s official tourism organisation, describes a winter Hirafu Village Shuttle Bus running three loops every 20–30 minutes, with limited seating, but its 2026–27 operating dates and timetable had not been confirmed on 20 October 2026; check before relying on it. Both airport buses stop at the Hirafu Welcome Center.
Ki Niseko
Ski access: ski-in ski-out; the hotel lists 100 metres to the high-speed gondola. Onsen: two indoor and outdoor baths, plus two private onsens. Rooms: every room type except the standard hotel rooms has a full kitchen; cots fit in one-bedroom condos and larger. Arrival: five minutes’ walk from the Hirafu Welcome Center, and the hotel shuttle collects guests there between 8:00 and 20:00. Note: the hotel is cashless.
Skye Niseko
Ski access: ski-in ski-out from the Grand Hirafu runs toward the Ace Gondola base or the King Gondola. Onsen: a natural hot-spring bath with sauna, plus three private onsen rooms you reserve. Getting around: in winter a free shuttle runs a 20-minute loop between the hotel, the King Gondola and the village. Also: 24-hour front desk.
The Vale Niseko
Ski access: a ski-in ski-out condo hotel in upper Hirafu, one minute’s walk from the Ace Family Quad Lift. Onsen: an onsen on site, and some room types have their own in-room onsen. Also: a heated pool, ski rental and a restaurant; rooms are apartments and penthouses.

Hanazono: hotels inside the resort
Hanazono’s season is scheduled to run to 11 April 2027. The resort’s lodging page lists two hotels inside the resort, Park Hyatt Niseko Hanazono and Nikko Style Niseko HANAZONO. Park Hyatt’s own site could not be reached when checked on 20 October 2026, so it has no card here.
From Hirafu, Nikko Style gives 20–30 minutes from the Hirafu Welcome Center by taxi or by its hotel shuttle; its winter shuttle timetable was not yet posted, so check if it runs on your dates. Niseko Tourism describes a Hanazono shuttle linking Hanazono and Hirafu from 8:00 into the evening, but the 2026–27 operating dates and timetable had not been confirmed on 20 October 2026; check before relying on one.
Nikko Style Niseko HANAZONO
Onsen: a natural hot spring for staying guests only, with a large bath, an open-air bath, a dry sauna and a cold plunge. Some rooms have an in-room hot-spring bath. The hotel says bathing covers may be worn; check its rules for each facility before visiting. Getting there: the Hokkaido Resort Liner serves the hotel from 1 December 2026, and the direct Niseko Snow Express shuttle runs 1 January – 28 February 2027. Note: the winter timetable for the hotel’s own shuttle was marked “coming soon” when checked.
Niseko Village: one complex, gondola beside the Hilton

Niseko Village, run by YTL Hotels, advertises airport coach access, but stops and journey times depend on the operator: the 2026–27 Chuo Bus timetable names Hilton Niseko Village and The Green Leaf, so check your hotel’s stop on the bus operator’s timetable before booking. It also lists a complimentary scheduled shuttle from Kutchan station for travel to Niseko Village from the train (confirm eligibility with your hotel) and a free village gondola for guests (no skis on board).
Two points to weigh: the Village ski area has the shortest season of the four, scheduled to end on 4 April 2027, and Niseko Village advertises a Hirafu and Kutchan shuttle for in-house guests, serving Hinode Hills and Hilton; confirm eligibility and the timetable with your hotel. At the top end, Higashiyama Niseko Village, a Ritz-Carlton Reserve, offers its guests unlimited indoor and outdoor onsen access.
Hilton Niseko Village
Ski access: next to the Niseko Gondola, which runs to the top of Niseko Annupuri; the operator describes ski-in/out access. Onsen: an indoor bath and an outdoor bath beside a carp pond. Families: a children’s playground, ski valet and several restaurants on site. Bus: a named stop on the Chuo Bus airport ski bus (3 hours 16 minutes from the airport).
The Green Leaf Niseko Village
Season: closed from 1 April to 30 November 2026; reopens on 1 December 2026, and winter bookings are open. Onsen: hot-spring baths among the pines. Lift access: at the base of Niseko Annupuri; the Upper Village Gondola is nearby. Bus: a named stop on the Chuo Bus ski bus.
Annupuri: the gentle side, and the hot springs below it

Annupuri’s operator group, Hokkaido Chuo Bus, describes it as focused on easy and intermediate slopes and popular with beginners and families, and it is scheduled to stay open until 5 May 2027. The ski area is 10 minutes by bus or taxi from JR Niseko Station and has 800 free parking spaces. For Hirafu’s restaurants, plan a bus or taxi.

In Niseko Konbu Onsen, Niseko Grand Hotel advertises a free ski-season shuttle to the ski areas for staying guests, by reservation; confirm this winter’s timetable with the hotel.
Niseko Northern Resort An’nupuri
Ski access: the hotel says the ski park is just outside. Onsen: a natural hot spring with an open-air bath and sauna. Arrival: about three hours from New Chitose Airport by the Resort Liner or the Chuo Bus ski bus in winter; the hotel recommends booking the round trip in advance. Catch: the hotel’s access page says there is no pick-up service from Niseko Station.
Niseko Grand Hotel (Niseko Konbu Onsen)
Onsen: water from two of the hotel’s own hot-spring sources, free-flowing into the baths (源泉かけ流し). There are separate men’s and women’s baths, and a large garden open-air bath that is mixed (混浴). Ski access: a free round-trip shuttle in the ski season for staying guests, by reservation; last winter’s timetable (the one posted when checked) served Moiwa, Annupuri and Hirafu, so confirm the 2026–27 times. Arrival: free pick-up for staying guests from JR Niseko Station, Iroha or the Niseko Hondori bus stop, at check-in and check-out only, 9:00–18:00, booked by phone by 18:00 the day before (no same-day bookings; not from Kutchan Station).
Kutchan town: a base near the train station

Kutchan’s town centre has the JR station, on the Hakodate Main Line. It suits travellers arriving by train or looking for pod-style accommodation; compare the room price and daily transport cost for your dates. One limit: the Resort Liner states that its ski buses are, in principle, only for guests staying at hotels in the areas where they stop.

Torifito Hotel & Pod Niseko
Rooms: Premium Rooms and Superior Pods. The hotel’s FAQ says rooms have no bath (客室にお風呂はございません); guests use a shared bath with shower booths. The hotel states the bath is not hot-spring water (温泉ではございません). Skiers: drying lockers on the ground floor, and free parking for 33 cars, by reservation. Shuttle: last winter a loop shuttle ran from the hotel to the Hirafu Welcome Center and Hanazono (8 December 2025 to 21 March 2026); check for this winter’s dates.
Which area fits which trip
First trip to Niseko
Grand Hirafu. It has the most lifts and courses of the four areas, with restaurants in the village and night skiing in high season. Ki Niseko and Skye Niseko both state ski-in ski-out access.
Families
Niseko Village for a single complex with a playground at the Hilton, a free gondola between hotels, and Chuo Bus stops at Hilton and The Green Leaf. In Hirafu, Ki Niseko’s condos have kitchens and take cots. For beginners, Annupuri describes its slopes as mostly easy and intermediate.
Restaurants and nightlife
Grand Hirafu. From Hanazono or the Village, plan a shuttle or taxi, and confirm with your hotel which shuttle you can use and when it runs.
Onsen first
Annupuri and Niseko Konbu Onsen: Niseko Northern Resort An’nupuri by the slope, or Niseko Grand Hotel with its own sources and a ski-season shuttle for staying guests, by reservation.
Spring skiing
Hirafu or Annupuri, both scheduled to stay open to 5 May 2027. The Niseko United shuttle lines to Annupuri and Hanazono are scheduled to end on 4 April 2027, so plan the ride between areas after that.
Train arrival, simple room
Kutchan town, such as Torifito’s pods and rooms; budget for a bus or taxi to the lifts unless the hotel confirms a shuttle for your dates.
Getting there from New Chitose Airport
From New Chitose Airport, the ski buses run on reservation only, and their stops differ, so check the stops before you choose a hotel. If you are flying in from Tokyo, the options are covered in Tokyo to Hokkaido.
| Bus | Season and adult fares | Notes |
|---|---|---|
| Hokkaido Resort Liner | 1 Dec 2026 – 30 Mar 2027, daily. ¥6,000 one way | About 2 h 30 min to Hirafu Welcome Center if not via Rusutsu. Stops only where booked. |
| Chuo Bus ski bus | 12 Dec 2026 – 22 Mar 2027. ¥6,000 one way, ¥10,000 return | 3 h 33 min to Hirafu Welcome Center. Book by 18:00 the day before. |
The Chuo Bus takes 3 hours 16 minutes to Hilton Niseko Village and 2 hours 56 minutes to Annupuri, paid at the counter or in cash on board. The Resort Liner (Hokkaido Access Network) confirms a departure from one passenger when booked nine days ahead, and asks for 45 minutes after a domestic landing, 90 after an international one. Both also run from Sapporo.
By train: Ki Niseko notes that there is no direct train from the airport to Kutchan; change at Sapporo or Otaru. Niseko United gives about 72 minutes to Otaru, then about 90 minutes by local train to Niseko, and warns that services are limited; it lists buses and taxis from Kutchan and Niseko stations to each ski area. JR Hokkaido notes that IC cards cannot be used to Kutchan or Niseko, so buy a paper ticket before you board. If you will ride JR elsewhere in Hokkaido, see the Hokkaido Rail Pass guide.

By car: Niseko Village gives about 110 km and 120 minutes from New Chitose via Route 276. The Hokkaido Government’s winter driving advice is to fit winter tyres early, to expect icy roads to be about ten times as slippery as dry ones, and to keep more than three times the summer following distance. Confirm winter tyres when you book a rental car; you can compare Hokkaido rental cars on TOCOO.
Lift passes and getting between areas
An adult one-day All Mountain Pass for 2026–27 is ¥13,500 in the peak season (24 December 2026 to 28 February 2027). It is ¥12,600 in the regular season (12–23 December and 1–22 March), and ¥8,800 from 28 November to 11 December 2026 and from 23 March to 4 April 2027. Check the tariff separately for later spring dates. Multi-day passes run on consecutive days, and Niseko United says early-season passes are not sold online. To compare with other resorts, see Japan’s 2026–27 early-bird ski passes.
The Niseko United shuttle bus connects the ski areas and is free with a valid lift pass for the day. Its 2026–27 timetable lists the Annupuri and Hanazono lines from 28 November 2026 to 4 April 2027, subject to change with snow conditions. Scanning a day pass when you get off starts a day of use, so on a rest day pay the fare instead. Ki Niseko says the lift ticket office queue can take 30–40 minutes at peak times. Ki sells passes to its guests at the office price, while passes bought on the Niseko United website must still be collected at the lift ticket office.
Before you book
Many Niseko listings are condos or apartments, often with a kitchen. On the property’s own site, check three things: whether “ski-in ski-out” is stated or only implied by a photo, whether the onsen is a hot spring, and which airport bus stops at the door. For the rest of the trip, see the five-day Hokkaido winter itinerary, and if your dates are in February, the Sapporo Snow Festival 2027 guide. For a night in the city on the way, see where to stay in Sapporo; for a ski trip on Honshu instead, Hakuba.
